Damage Restoration Before & After in San Diego, CA

Photographs tell the truth faster than any brochure. We’ve been restoring San Diego homes since 2005, and the images below show what actually happens when water, smoke, or mold takes over a room and a trained crew gets to work. The before shots are uncomfortable to look at sometimes. The after shots are why we do this. Every project here was completed by Dryden Restoration San Diego technicians using commercial-grade drying and remediation equipment, with a written price agreed on before the first tool came off the truck.

Water Damage Restoration: Burst Supply Line in a La Jolla Kitchen

BeforeBeforeAfterAfter
La Jolla kitchen after a supply line failed. Dri-Eaz dehumidifiers and an Injectidry floor-drying system brought the subfloor to dry standard in four days.

The problem: a braided supply line under the sink let go overnight and pushed water through the kitchen, into the toe-kicks, and under the tile into the subfloor. Cabinetry was swelling and the drywall had wicked moisture up 18 inches. We extracted the standing water, pulled the affected base cabinets, and set up a drying matrix using Dri-Eaz LGR dehumidifiers and Phoenix axial air movers. Daily moisture readings tracked the subfloor from 34% moisture content down to 8%, at which point we rebuilt the cabinet runs, matched the existing finish, and re-set the original tile. The homeowner got their kitchen back in nine days, including two days of psychrometric drying.

Mold Remediation: Bathroom Exhaust Failure in a Clairemont Rental

BeforeBeforeAfterAfter
Clairemont bathroom ceiling where a disconnected exhaust vent pushed moisture into the wall cavity for months. We removed the affected drywall, remediated the framing, and rebuilt to better-than-original condition.

The problem: the exhaust fan duct had come apart above the ceiling, so every shower sent warm, humid air directly into an enclosed wall cavity. By the time we arrived, the ceiling showed visible discoloration and the RH (relative humidity, the amount of moisture held in the air) inside the cavity sat at 91%. We contained the bathroom under negative air pressure, cut out the affected drywall, and soda-blasted the framing to remove surface growth. After drying and treating the cavity, we rebuilt the ceiling, reconnected the vent with a properly sealed duct, and ran a verification clearance test. The owner had been told by another company that the whole bathroom needed gutting; the written scope saved thousands.

Fire Damage Restoration: Grease Fire in a Normal Heights Duplex

BeforeBeforeAfterAfter
Normal Heights duplex kitchen after a stovetop grease fire. We removed soot residue, treated the framing, and restored the paint and cabinetry without a full gut.

The problem: a grease fire on the stovetop flashed up into the range hood and cabinets before the resident smothered it. The fire itself was contained quickly, but soot and smoke residue had coated every surface in the unit, and the smell had worked into the upstairs unit through shared wall cavities. We sealed the affected area, cleaned every hard surface with specialized soot sponges and degreasers, and ran hydroxyl generators to address the odor rather than masking it. The cabinets were cleaned, sealed, and repainted; the ceiling got a stain-blocking primer and two finish coats. The duplex was re-occupied two weeks after the fire, with air quality clearances in hand for both units.

Water Damage Restoration: Slab Leak in a Chula Vista Living Room

Water damage restoration professional extracting water from carpet with commercial equipment
Chula Vista living room after a pinhole leak in the slab beneath the engineered wood floor. The flooring was removed, the slab dried, and new flooring installed.

The problem: a pinhole leak in a copper line under the slab had been seeping for weeks before the homeowner noticed the engineered wood planks starting to cup and lift. By the time our crew arrived, water had traveled under the flooring across the entire room and into the hallway. We removed the saturated flooring, marked the wet perimeter with a moisture meter, and installed a drying system that included a Phoenix dehumidifier and a floor mat kit pulling moisture out of the slab. The slab reached dry standard in five days. We replaced the flooring with a product the homeowner picked out, and the plumber’s repair was coordinated through the same written estimate so no one had to play project manager.

Mold Remediation: Crawlspace Fungal Growth in an Oceanside Beach House

Water damage restoration professional inspecting damp carpet and floor padding
Oceanside crawlspace where marine air and blocked vents kept the floor joists damp. We remediated the framing, improved the ventilation, and installed a proper vapor barrier.

The problem: a beach house in Oceanside with a dirt crawlspace, blocked foundation vents, and years of damp, salt-heavy air moving through the floor framing. The homeowner called us after a home inspection flagged visible fungal growth on the joists. We crawled in, documented everything with photos, and wrote a scope that covered removal of the growth, treatment of the framing, and installation of a 10-mil vapor barrier to stop the moisture at the source. Running an XPOWER ventilation fan during the job kept air moving through the space. The after photos show clean joists, a bright white barrier, and a crawlspace that finally smells neutral. The fix addresses why the mold happened, not just what grew.

Fire Damage Restoration: Electrical Fire in a Pacific Beach Condo

Technician assessing water damage with moisture meter and professional drying equipment
Pacific Beach condo bedroom after an electrical outlet fire damaged the wall assembly and filled the unit with smoke. We restored the drywall, paint, and smoke-damaged finishes.

The problem: an old outlet behind a bed shorted out and ignited the wall assembly, burning through the drywall and charring a section of stud before the fire department arrived. The fire was out in minutes, but every surface in the condo picked up smoke film and the odor was strong. We removed the damaged drywall, replaced the charred stud section, and rewired the outlet per an electrician’s repair plan. Every hard surface was cleaned, all soft goods were treated with odor removal, and the unit was sealed and repainted. The owner stayed with family for eleven days, and we handled the adjuster communication directly, including photo documentation of every line item.
